What is a Four Point Inspection?

A Four-Point inspection is often required on older homes by your insurance company when purchasing a homeowner's insurance policy or renewing an existing policy. This type of inspection covers the four main points of a home. These points are the most common areas that result in an insurance claim and the insurance company wants to be assured that these elements are in sound, working order. An insurance carrier wants to make sure they do not insure a home that has existing damage or is in poor condition. This is not the type of inspection used to purchase a home.

What Does a 4-Point Inspection Include?

The inspector follows a Standard of Practice, required by the state of Florida, that outlines what is covered in the home inspection.  These items include:

  • Roofing - Type of covering i.e. shingle, tile, rolled). Age, estimated remaining life, condition, and/or any damage.
  • Electrical - Electrical panels is inspected for brand, wiring types, condition, and any hazards.
  • Heating and Air Conditioning (HVAC) - Visually inspected to determine the age, the condition of the system, any leaks, and any hazards.
  • Plumbing - The plumbing is inspected for type of pipes and estimated age.  Toilets, washer connection, under sinks, and showers/tubs will be visually checked for signs of leaks, corrosion, type of material, and to estimate the age. The water heater is inspected for age, leaks, and hazards.

Do the homebuyers have to be there?

The inspector will meet you at the inspection site and walk the property with you. While inspections can be done without you present, it is a good idea to be there so the inspector can show you exactly where any issues are or may occur.  If any issues are found, you will be given a detailed report with the findings and any problems identified, if there is any, so that you are able to understand the repairs and corrections that must be made so that you can get your insurance coverage.
